The applicant identified the potential to improve services at larchfield in terms of fully utilising the facilities available within the estate and to develop a number of derelict outbuildings within and adjacent to the main courtyard.

BACKGROUND

The promoters are the residents and proprietors of Larchfield, a private country estate located between Bailies Mills and Anahilt. The promoters embarked on the development of Larchfield as a niche location for staging private and corporate events and the property is fully licenced to stage Civic Ceremonies

ACTIVITIES

The applicant received funding for the development of a stable block for conferencing, an office area and second bridal toom as well as the erection of adequate access and toilet facilities. The applicant also received resource to complete the necessary marketing of the project which included the development of a website and promotional literature

BENEFITS

With funding Larchfield hopes to create employment within the local community.

Cottage Conversion for short term let

BACKGROUND

The promoters Gavin & Sarah Mackie are the residents and proprietors of Larchfield, a private, walled country estate located between Baillies Mills & Annahilt. The estate incorporates a listed residential dwelling, a farm with traditional courtyard with outbuildings including Larchfield Barn, and also features extensive landscaped grounds with picturesque woodland, walled gardens and lakes.During 2007 the promoters embarked on the development of Larchfield as a niche location for staging private & corporate events and the property is fully licenced to stage Civic Ceremonies.

ACTIVITIES

The promoters advise Larchfield does not have accommodation facilities to offer guests despite frequent booking enquiries. They estimated a loss of £60k per annum due to lost bookings for this reason. They believe this is a barrier to maximising revenue and there is already high demand for a self catering option on site. This represents a significant deficiency in current service provision and the promoters are aware that the option of overnight accommodation for wedding parties is a standard feature of many similar UK traditional parkland estates.
